Effective January 1st, 2024, Tax Code Section 23.231 sets a limit on the amount of annual increase to the appraised value of real property other than a residence homestead. For more information, click here.

During the 88th regular session, the Texas legislature passed Senate Bill (SB) 1801, effective September 1, 2023, which requires the Collin Central Appraisal District develop a program for periodic review of each residence homestead granted under Texas Property Tax Code Section 11.13. The bill requires the Chief Appraiser verify each residence homestead at least every 5-years to confirm the recipient of the exemptions still qualify. For more information Click here.

There is no charge or fee to associated with receiving or filing an exemption application with the Collin Central Appraisal District.

The Appraisal District is giving public notice of the capitalization rate to be used to appraise property receiving an exemption under Section 11.1825 of the Property Tax Code for Organizations Constructing or Rehabilitating Low-Income Housing: Property Not Previously Exempt.

The 2024 cap rate used by Collin CAD = 8.00%

Cap value applies to residential homesteads only and it goes into effect the second year after a residential homestead exemption has been granted for your residence. If the property is your residence homestead, the appraised value may not exceed the sum of:

• 10 percent of the appraised value of the property for the preceding tax year; plus
• the appraised value of the property for the preceding year; plus
• the market value of all new improvements to the property.
